Leasing and Application

What does the application and leasing process look like?

Applying at The Kendry is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

How long does it take for an application to get approved?

Most applications are reviewed within 3-5 business days of submission. Our leasing team will contact you with a decision and any next steps.

What all do I need to apply?

To complete your application you will need:

A valid government-issued photo ID
Proof of income (see acceptable income sources below)
Application fee -Administration fee

What income is required to qualify?

Applicants must have a combined gross household income of at least 3 times the monthly rent. For example, for a $1,500.00 apartment, a minimum income of $4,500.00 per month is required.

What is acceptable proof of income?

We accept:

60 days most recent pay stubs
Most recent year tax returns (self-employed)
Official offer letter on employer letterhead (if you have not been with the company for at least 60 days)
Bank statements from the last 60 days - Other: Retirement

What happens if I'm approved for an apartment but my roommate is not?

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

Do you offer short-term leases?

Short-term leases of 7-11 months are available at a premium monthly rate. contact our leasing office for current availability and pricing.

What lease terms are available?

We offer flexible lease terms ranging from 7 to 14 months. Review our website to find pricing by term length.

Is there a preferred employer program? If so, who are the preferred employers?

We offer credited application and administration fees for employees of: Doctors, Nurses, First Responders, CMS teachers, Flight Attendants, and Pilots. contact our leasing team to learn more about your exclusive benefit.

What is the notice requirement to terminate my lease?

A written notice of at least 60 days is required prior to your move-out date and a termination fee of 2x your base rent. If you were given concessions during this lease term, you will also need to pay that amount back as well.

What is your move-in process?

On move-in day, you will meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 24 hours.

What is your move-out process?

Before moving out, please return all keys, forward mail on the usps.com website. Also cancel or transfer duke energy account for the day your lease is set to end. Ensure everything is removed from the apartment home and the apartment is in original condition. Deposit processed within 30 days per state law.

Do you require a security deposit? How is it determined?

Yes, a security deposit is required at The Kendry. Please contact the leasing office for more information on the deposit.

Is my security deposit fully refundable?

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Do you require renter's insurance?

All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided 2 days prior to move-in. OPTIONAL: We also offer coverage through Foxen.

What tour options are there?

We offer:

In-Person Guided Tour: Schedule and meet with a leasing professional.
Self-Guided Tour: Explore at your own pace during 8am-8pm.

What times are available for tours?

Tours are available during leasing office hours:

Monday-Friday: 10am - 4:30pm
Saturday: 10am - 3:30pm
Sunday: Closed

Walk-ins welcome; we recommend scheduling in advance.

What size apartments do you offer?

The Kendry offers 1-bed, 2-bed, 3-bed homes ranging from approximately 700 sq ft. to 1,420 sq ft. Visit our floorplans page to explore all layouts.

What's the difference between your floorplan options?

Will I be able to see the actual apartment that I will be renting?

Absolutely -- we will do our best to show you your specific unit.

Which floorplans have the best natural light?

Our B3 floorplan features corner placement that maximize natural light. Ask our leasing team for the sunniest options!

What is the typical ceiling height of your apartments?

Our apartments feature 9-foot ceilings throughout.

Do any of your floorplans have a den or home office space?

Our B3 and C1 floorplan include a flex space usable as a den, home office, or storage area.

What condition will my apartment be in at move-in?

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24 hours.

Can I request a specific floor or location?

Absolutely! We will note your preferences, and our team will do their best to match you.

How long will the apartment I want be available?

Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.

What happens if my preferred apartment becomes unavailable?

Our leasing team will present you with comparable alternatives matching your preferences for size, floor, view, or finishes.

What is the lease renewal process?

We will notify you approximately 65 days before your lease expiration with renewal options. To renew, accept your renewal offer and sign your lease renewal agreement online.

Utilities and Payments

How do I pay rent?

Rent can be paid securely through our Resident Portal online portal using debit, credit, or ACH bank transfer. Payments may also be made in person using MoneyGram at specific locations.

When is rent considered late?

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 5th.

What other fees am I responsible for?

In addition to monthly rent, residents are responsible for:

Can I break my lease? If so, what are the stipulations?

Early termination is possible with 60 days written notice. An early termination fee will apply. Please review your lease or contact our office.

When/How should I set up my utilities?

We recommend setting up utilities at least 1 week before move-in:

Water/Sewer: Community Billed
Gas: N/A

Is the community wired for high-speed internet?

The Kendry is wired for high-speed internet. Internet is included as part of the additional fees.

Who are the internet providers?

Internet service is available through Gig Streem. Offering speeds up to 1 Gig.

Is Wi-Fi available in common areas?

Complimentary Wi-Fi is available in the clubhouse, fitness center, game room and creative space.

Who do I set up electricity with?

Electricity is provided by Duke Energy. contact them at dukeenergy.com We recommend doing this at least 1 week before move-in.

Is maintenance offered?

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

How do I submit a maintenance or service request?

Submit requests through Resident Portal or call our leasing office at 980-306-5743. For emergencies, call 980-306-5743 immediately.

How long is the average maintenance request?

Standard requests are typically completed within 24-48 hours. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Inside Your Home

Do you offer furnished or corporate apartments?

We do not offer furnished apartments, but our team can recommend local furniture rental services. We also do not offer corporate apartments.

Do your apartments have in-home laundry?

All homes include a full-size washer and dryer.

What finishes and appliances come standard?

All homes at The Kendry include:

Stainless steel refrigerator, range, dishwasher, microwave
Granite countertops
Wood-style plank flooring in living areas

Do apartments have patios/balconies?

All apartments include a private patio/balcony.

Can I have a grill on my patio/balcony?

Per fire safety regulations, open flame/charcoal grills are not permitted on patios or balconies. Community grilling stations are available on the pool deck.

Can I sublet my apartment or put it on Airbnb?

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Can I paint my walls?

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Can I have shelves, curtains, posters, etc.?

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

What smart home features are available?

The Kendry includes/offers:

Are there USB outlets and modern electrical setups?

Our homes feature USB charging outlets in select locations. contact our leasing team for details.

What happens if something breaks in my apartment?

Submit a maintenance request through Resident Portal as soon as possible. Our team will address it within 24-48 hours. For urgent issues call the emergency maintenance line.

Community Amenities

What amenities does your community offer?

The Kendry is a neighborhood-style community with amenities including:

What are the rules for the clubhouse amenities?

Full community standards are in your lease and welcome packet.

What are the clubhouse hours?

The clubhouse is open daily from 8am to 12am. Fitness center hours: 24/7 with access.

Can I reserve the clubhouse for a private party/event? If so, is there a cost?

The clubhouse is available for private reservations. A reservation fee is required. contact the leasing office to book. Availability is first-come, first-served.

What are the pool hours?

The pool is open all year round from sunrise to sunset. Hours may be adjusted seasonally -- check the Resident Portal or contact the office for updates.

Do you have outdoor spaces or green areas?

Yes! The Kendry features 2 serene courtyards, and a dog park available for all residents.

Do you have elevators?

Yes, there are elevators in each building.

What is the parking like?

Parking is first come, first serve.

What is the parking like?

Reserved parking is an additional monthly charge. General parking is first comes, first serve.

Does the community offer on-site recycling?

We do not offer recycling at this community.

Where do I take my trash?

Valet trash is collected Sunday through Thursday. Bins should be placed outside by 6pm-8pm and brought back inside your apartment by 9am the following morning. OPTIONAL: Bulk/large item pickup available by contacting your preferred junk removal company.

Where do my packages get delivered?

Packages can be delivered directly to your front door if you input that for delivery instructions but there is a community package hub (Luxer) available at the clubhouse for all package deliveries.

Is there somewhere for me to keep my bicycle secured?

Community bike storage room is located at the back of the clubhouse.

Are there quiet hours?

Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

When will I get access to amenities after move-in?

You will have full access to all amenities beginning on your move-in date. Your DOOR app will be activated at your move-in appointment.

Pet & Guest Policies

Are pets allowed?

Yes! We welcome pets at The Raven. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

Responsibility: Residents must maintain a clean apartment, including prompt pet waste removal when walking your dog. All pets must be registered. Screened through PetScreening.

Can I bring guests to the pool and other amenity areas?

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times

Is there guest parking?

Yes! Parking first comes, first serve. Guests may not park in reserved parking spots.

How long can a guest stay with me?

Guests are welcome to stay for up to without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
